Silverpoint Properties Group, Inc. (“SPG”) is an independent, privately owned real estate investment and management firm. Based in New York, we currently own and manage over 1.3 million square feet of retail, flex and warehouse properties. With regional offices in Nashville, Tennessee and Orlando, Florida, we are a fully integrated firm specializing in investment, management, and development. SPG is acutely aware of controlling risk and increasing returns for investors due to our in-house ability to oversee every stage of the investment process.

Our approach is disciplined, focused, and well-honed after having worked through numerous real estate cycles. SPG is keenly aware of the macro economic trends in the broad economy. We are attuned to the direction of real estate fundamentals in our core markets, the changes in the debt capital markets, and how each factor impacts real estate. As a result, SPG owns a portfolio of moderately leveraged properties with an average occupancy in excess of 90%.

Company History

Silverpoint Properties Group (“SPG”) was founded in 1977 as Kellogg Properties Incorporated (“KPI”). SPG has invested in and repositioned over 5 million square feet of real estate since its inception. It is able to draw on over thirty-five years of operating, financing, legal, restructuring and development expertise to realize value for our investors. We have a strong track record of successful investments with proven results. Having gained tremendous insight from our multi-cycle investment history and operating experience, SPG never discounts the significance of cost basis.

In 2013, KPI was renamed Silverpoint Properties Group. This new name represents a renewed investing effort and a re-launch of our business. David Alpert, President of SPG explained, “After thirty-five years, it was time for a fresh start and a new beginning. We are continuing our tradition of hands-on ownership and management of our properties, with a new name and a re-energized desire to seek out top notch, investment opportunities, with an eye towards future value.”

Mr. Alpert has explained that SPG is in a unique position, “Our investment model was formed by over three decades of investment and operating experience. Our understanding of the markets has been shaped through our history of deal making and consistent returns for our investors, spanning multiple economic and real estate cycles.”



To enhance the intellectual firepower of Silverpoint Properties Group, an Advisory Board was created in 2013. The Board is made up of highly experienced and educated individuals from different facets of the business and finance world. Each Board member brings to Silverpoint his own perspective on future trends that may impact how Silverpoint can continually enhance its business in a rapidly changing environment.

David Alpert
David Alpert is the President of Silverpoint Properties Group. Mr. Alpert joined Silverpoint Properties Group (previously named Kellogg Properties, Inc.) as a Partner in 1981. Mr. Alpert has led the company in its aggressive real estate acquisition program for over thirty-two years.  Under his leadership, Silverpoint acquired over five million square feet of retail and industrial properties. Mr. Alpert, a strong advocate of hands-on management, personally handled or directed the management, financing, due diligence, leasing and ultimately the disposition of the company’s assets. Mr. Alpert strongly believes in constant portfolio review with an eye towards wealth creation in an ever changing world.

Andrew Morse
Mr. Morse is a Managing Director at HighTower Advisors, a national, advisor-owned financial services company serving high-net-worth and institutional clients. Previously, Mr. Morse was a Managing Director-Investments and Senior Portfolio Manager at UBS Financial Services Group Inc. While at UBS, he was a member of its High Net Worth Private Wealth Management Group and sat on the Board of Trustees of the UBS Political Action Committee (PAC). Mr. Morse chaired the Fixed Income Committee of the Securities Industry Association in the 1980s. Among other activities he sat on several committees of the Association of International Bond Dealers. Mr. Morse sits on the Board of Directors of HighTower Advisors and Seacor Holdings Inc. (NYSE-CKH) where he chairs the Audit Committee and was elected Lead Director. He has sat on numerous other Boards that Include Seabulk Inc. and SCF Barge Line Inc. He sits on the Management Committee of the Weizmann Institute of Science in Israel. Mr. Morse holds a B.A. degree from Yale University.

James Ho
Mr. Ho is a Managing Director in AEA Investors, a leading Private Equity firm. AEA’s middle market private equity team currently manages over approximately $3.6 billion of invested and committed capital. Mr. Ho focuses on investments in the consumer products and services sectors. He has played a significant role in executing and managing the firm’s investments in Shoes for Crews, Acosta, Burt’s Bees, IAG Research, and Tampico Beverages. Prior to joining AEA, Mr. Ho was a strategy consultant with Bain & Company in Chicago, advising both private equity and corporate clients. Mr. Ho graduated with honors from Northwestern University, with a double major in Economics and Mathematical Methods in the Social Sciences.

Keith Morgan
Mr. Morgan recently retired as General Counsel of GE Capital, and as a Director of GE Capital and GE Bank. Previously, Mr. Morgan was General Counsel of GE Medical, where he led the legal team on over 100 deals, including acquisitions, joint ventures, and minority investments. In 2002, he moved to GE Capital, ultimately becoming the GC of GE Capital, leading a Legal & Compliance team of 850 professionals, worldwide. Previously, he practiced Corporate law at Gibson Dunn & Crutcher, ultimately as the Partner in Charge of the London Office. While at GD & C, he represented Private Equity Firms, with a principal focus on Mergers & Acquisitions. Mr. Morgan graduated with honors from Duke University, and holds a JD from the University of Virginia Law School, Order of the Coif. Mr. Morgan served as a Navy Jag officer for several years.

Leslie Ng
Mr. Ng is Chief Investment Officer for Interstate Hotels and Resorts. Interstate Hotels & Resorts is a leading U.S.-based global hotel management company with 360 hotels, and over 69,000 rooms located throughout the United States and around the world, including six wholly-owned hotels. Mr. Ng is responsible for all of the Company’s global investment and acquisition activity as well as new business development worldwide.  Mr. Ng has consummated hundreds of hotel transactions involving the nation’s leading hotel companies. Prior to joining Interstate in 2005, Mr. Ng was head of acquisitions for Patriot American Hospitality (later renamed Wyndham International), where he played an instrumental role in growing Patriot to one of the largest hotel companies worldwide. Mr. Ng holds a B.E. in Engineering from the Cooper Union, and an M.B.A. in Finance from The Wharton School, University of Pennsylvania.
